Timing matters: move in during the first 7 days of a month and the 50% comes off your very first rent payment. Move in after the 20th and the prorated month plus the next month are both due before you get keys. What are the income requirements?
The income requirement is $3,000/mo for a one-bedroom and $3,500/mo for a two-bedroom. We accept paycheck stubs, bank statements, or employer verification.
What's your pet policy?
We're pet-friendly — dogs and cats welcome. Fees: $150 refundable pet deposit and $150 one-time pet fee. There is no monthly pet rent. Breed restrictions and a 45 lb weight limit apply. Contact us before applying if you have questions.
What lease terms are available?
We offer 12-month leases as our standard term. Shorter-term arrangements may be available on a case-by-case basis — contact us for details and any applicable short-term fees.
How does the in-unit washer/dryer work?
The in-unit W/D is an optional add-on for $60/month. Units are pre-plumbed and ready to go. Not all units are currently equipped, so ask about availability when you inquire.
Is parking included?
Yes — on-site parking is included with your lease at no charge. Reserved covered carport spots are also available for $30/mo if you want something dedicated.
What does rent include?
Rent covers your apartment and access to community amenities. Monthly charges billed separately: trash ($25/mo) and pest control ($10/mo). Utilities (electric, water via RUBS starting month 2) are also billed separately. RUBS (Ratio Utility Billing System) divides the building's water bill proportionally by unit size — the average 1BR water charge is approximately $35–$50/mo. Billing begins in your second month, so nothing is due at move-in. The W/D hookup is an optional add-on at $60/mo.
How do I apply?
You can apply online anytime through our resident portal, or start by scheduling a tour — use our tour request form or call 817-738-8375. We run a credit and background check. The application fee is $50 per adult on the lease.
Are the units actually renovated, or just "updated"?
Fully renovated — all 60 units within the last three years. New quartz countertops, vinyl plank flooring throughout, updated fixtures, lighting, and hardware. Come see one in person and judge for yourself.
