What Your $995 Rent Includes (and What's Optional)
Your $995 monthly rent covers your fully renovated one bedroom apartment, 24-hour emergency maintenance, and on-site management you can actually reach. Two services are billed monthly on top of rent (trash at $25/mo and pest control at $10/mo), and we would rather you see that here than at lease signing. The optional add-ons cost extra too, and we name those prices instead of burying them in fine print. An in-unit washer and dryer is available for an additional $60 a month. It's optional, but it's the add-on most residents choose once they picture skipping the on-site laundry facility. A carport is available for $30 a month if you want your car covered; a standard parking spot is included with your rent, but it's uncovered, and we don't have a parking garage or reserved covered parking built into the base price. Income requirement for the one-bedroom is $3,000/month.

We're not going to pretend our one bedroom feels like a loft. It's a compact, efficient layout. This is our smallest floor plan, and since we don't offer studios, it's also our starting point for anyone looking to rent here. What you get in exchange for the smaller footprint is a fully renovated interior: new cabinets and counters, wood-look flooring with no carpet anywhere, updated light fixtures, and a new AC unit sized for Texas summers.
The layout works best with a smart furniture plan: a queen bed rather than a king, a two-seat dining setup instead of a table for six, and vertical storage in the closet. Think of it as a home base rather than an entertaining space. If you need more space, our two-bedroom floor plan is worth a look.
Getting Around: NAS Fort Worth JRB, Trinity Trails & the Cultural District
The River District sits in a genuinely useful spot for Fort Worth commuters. NAS Fort Worth JRB is about 2.6 miles away, which matters if you or a housemate are stationed there or work on base. It's a regular commute for several current residents. Trinity Trails runs right past the neighborhood, so a morning run or a dog walk doesn't require driving anywhere first.
Fort Worth's Cultural District (the Kimbell Art Museum, the Modern, the Amon Carter) is a short drive away, and West 7th Street's restaurants and bars are close enough to be a regular Friday night option instead of a special trip. Downtown Fort Worth is about five minutes by car.
